How does The Wilkins Way Home Team succeed when it comes to winning deals in a highly competitive market? The answer boils down to two important skills: being a great communicator and knowing the contract.
We have to be great communicators not only to our clients but also (and perhaps more importantly) to listing agents. These listing agents will get many offers and receive communications on many different levels, and we need to separate ourselves from the pack. We do this by giving them a call upfront. As soon as our client shows interest in their home, we want to talk through the details of the contract and what the seller wants besides money. This way, the listing agent knows instantly that they’re dealing with a professional.
Being a great communicator also means setting up the contract in a way that’s clear and concise to the seller. When we send them an email offer, it will have the complete contract organized by file and the buyer’s personalized story attached.
You also have to know the contract through and through. We just had a session with a new buyer where we went over every single line of the contract so they’d know exactly what each section meant. You’d be surprised how many people don’t know what’s in the contract and are just filling in spaces.
