If you try selling on your own, you’ll leave money on the table.

If you’re thinking of listing your home, there are three reasons why you need a professional by your side:

1. People who don’t use an agent are leaving money on the table. If you want to sell your house and think it’s work X amount of money, it’s probably worth way more, and you need to be making as much money as you can in this market. This is a weird market, and the math doesn’t add up the way it usually does. Trust us when we say we can get you way more money than you thought you could get. 

2. An agent can help you appropriately market your home. If you just put a sign in your front yard and hope that the best offer will come from anyone who drives by and sees it, that’s not the case. Right now we’re seeing buyers from as far away as California and New York come to our area and throw around cash offers that are way over asking price. You need to attract the most eyes to your property, both nationally and internationally—not just the people on your block. Buyers shop online these days, and hiring an expert is the best way to present your home to those buyers.

3. An agent can help you deal with low appraisals. Low appraisals are becoming a common headache for home sellers in the middle of a transaction. In any home sale where the buyer uses financing to make their purchase, an appraisal is ordered by their lender to make sure the home is worth the price the seller is asking. Our current market is moving so quickly that appraisers don’t have the data they need to justify the offers they’re seeing. Although we keep seeing low appraisals, our team also keeps finding ways to get deals to the closing table at their original contract prices. 

I’ll let you in on a little secret: Before I was a Realtor, I sold my house as ‘for sale by owner,’ so I think you can do it too. In this market, though, you’ll be dealing with a lot of headaches and leaving money on the table. There’s no way around it.
